    194 in, 6 left, then back to the heat pump. don't want to buy anymore. last season burning. if I find a few around might pick them up.

    FYI, we put our house on the market expecting a ATLEAST a few months for an offer. We had one after 6 hours on mls, well qualified buyers with a 30 day guarantee, we were scrambling....... I have an inkling that could happen in your case too :)

    It's all about the price. The first real estate agent I had priced mine WAY too high.....almost no one came. I fired her, got a different agent, and (as much as I didn't like what she told me about where the house should be priced at), as soon as we lowered it, all kinds of showings & offers came in. Sold it within 2 weeks.

    Yes, I feel our home was worth more, we had terrible wild fires a few years before that and fallout from hundreds of homes that burned down was alot of foreclosures and short sales, the comps for the appraisal screwed us. We closed 13 months ago and its already $40K higher than our sale price. But, it's value required a mortgage, and the mortgage companies required appraisals (comps) to lend on it. I wish we would have sat on it another year, but by that time we had all migrated to the camp (my permanent home now) and the old home sat empty most the time the year prior. Oh well, its done now.

    114 bags through the PAH so far , have 36 left , will probably have a few bags to keep over the summer or take to my shop and use for testing

    Bag 200 went in the hopper last night! I normally only burn 3.5 tons in a season, yet this is the second season in a row I will have gone over 4! Based on how early it still is, suspect I may burn around 5 tons before the season is over this year. Serious cold.

    I have 264 burned. If I can keep the rest of the year to 27 and under I will be under last year.

    I ran out of auger motor at that point last year and gave up the roaster till last fall.

    How many tons did you burn through before the auger went? I am somewhere around 25 tons through the West Point. On my third igniter, third burn pot, and everything else is "original". Meaning put in within the first few weeks of owning.

    No need to be shaken.

    I'm quite happy because it was a might colder and I didn't use any setback at all this year and did not install my two largest interior storms.

    IHP I got better than 30 ton through the roaster before it went and if I had caught the piece of corregated cardboard before I did I might still be on the first auger motor.
