    Similar here, blows my mind. Such unforgiving weather 8 months minimum out of the year. Several 1 acre lots have sold for ~ $100K. Some vacant but some a dilapidated house and some of those need to be demolished (lol, they just bring campers and camp on the land in the summer and let the houses rot). The ones building on vacant land need to run power, put in a septic, no wells here so hauling water and they need to install a cistern (likely underground so it doesn't freeze). All the moving and selling the last couple years is nuts. I hope you end up with great neighbors Erik :)

    I don't go to work to make friends. In fact in my work, my only job is to deliver bad news or to deeply examine what they are doing and find places for improvements, so I'm never going to be a popular person. I wouldn't deliberately make a mean mug while standing in line, but I do have a natural resting frowny face that even my own family misinterprets, so that works for me.

    Is the ditch filled in also or was there a culvert of some size used?

    Or.....maybe you can sell him some land for a sizable profit!

    Judging from the only voice I usually hear from there, I think it may be a senior woman there alone. I'll find that out tomorrow if they're home. The house was for sale a while back, but I'm not sure if it sold or the seller gave up and rented it. I think it may have been done in naive innocence, but I have proof I own the land so if they want to be unreasonable they won't get far.

    I'll be honest, if they're reasonable and did it unintentionally, I'd like to tell them they're welcome to keep using it, as a matter of fact the people across the road used to let the prior residents of this house park on their land. Both parties passed away and moved out around the same time, and the buyer of the other house took the parking spot back. What concerns me is if I did that for long enough, it could cause problems down the road if circumstances changed. I don't want to take the chance of them having any kind of a case to make claim to it after a while.

    I'm sorry that the place doesn't have a driveway, and frankly if it was anywhere else on my property, I'd probably let go of enough land to squeeze a car in and not worry about it. But since I have a bottleneck laneway, that few feet of frontage at the end of the driveway would make a big difference.

    I could put that beast to work for a while! I'm sure it did not take long to dig that hole but looking at that ground makes it easy to understand why you didn't dig it by hand! Nice work. Good luck with the wires.

    Wow!!! Talk about high priced land!! It sure makes things rough on the young! And to think, before I got married, I bought 1 3/4 acres with a 2 story house and a 2 car garage; for $6,000. My real estate tax was $37.00 per year.

    That's just it. If you don't make a written agreement regarding it, the possibility of losing it to adverse possession is very high.

    That's what makes me nervous, frankly as much as I feel bad that the house doesn't have parking, especially if it is indeed a senior woman there, I don't like the idea of any chance of a dispute down the road, I'd ultimately rather stand my ground, literally.

    If it was the back end of my property, enough space for a Kia soul wouldn't make much difference with the amount of land I have. But to lose 5' out of 26' at the road, that could be a problem.

    $1/yr and a written "rental" agreement makes it legal, and no chance of "squatters rights" for the neighbor...

    You could rent the spot to them for $1.00 a year. By doing this you reaffirm your rights to the land and by agreeing, they acknowledge that you own it! Sticky situation non the less. Hope it is all settled amicably!

    Yeah, I guess I'll just see how it goes. Some people would have confronted them immediately, but I waited till I could consult the deed (normally kept in a safer place than my construction zone of a house) and get the exact measurements and proof. There's a survey peg right by the fence on the other side, if the one on their side wasn't missing before, it's buried in that gravel now. When I get home tomorrow morning, I'll be able to Mark exactly where the border is and hope they're reasonable about it. If I can't get a satisfactory response in a timely manner, I can always take my shovel and fix it myself.
