    Home sales and hot market. My older son put his house on the market. Two days later, he accepted an offer for full price. He has new home he is building. My younger son and his family moved in with us about three years ago. They rented out their home. After the renter left, they had to do the house over again, Lots of stuff had gone wrong. So they fixed up with a lot of help and money. They put it on the market last Tuesday and on Friday they accepted an offer that was also the asking price - closing cost. The house up the road from me went on the market. and 4 days later, they had an offer, again, the asking price. I don,t know what is going on, but homes are moving. I've never seen sales like that.

    We're getting close to 05 levels of home sales and construction it looks like. Hopefully were not about to see a bubble burst again here soon.

    Around here there are many that go over asking and go into bidding wars.

    I've been showing the wood lots that I get my shagbark hickory, beech, sugar maple and ironwood from. I suspect those couple acre lots well sell fairly soon. They are not in a subdivision, and don't have any stupid HOA and absurd rules. Both lots are already approved for conventional septics, so no expensive mound systems are needed. Lots of perks, that would be difficult to find in the area.


    I've been scrounging and having wood delivered that I'll be ahead, plus I can cut by my buddy's house, so I should be able to keep ahead of the wood that way.

    Roughly an hour a pallet, and somewhere on the order of 60 pallets I think

    the housing market around here is crazy too. My wifes cousin was putting offers in $50K OVER asking price, and not even close a year or so ago. They paid about 100K more than I did, for a smaller house thats 20 miles south of us in MA.

    I just put a brand new trucks worth of money into my house, including that new roof.

    Well see about the 1 ash... I'll do the other 3 first...

    I've seen too many scary videos here. And also something worded along the lines about safety, beyond the PPE and don't be dumb with ladders etc. the number one rule of staying safe if know your limitations. Or in this case your house and roof staying safe.

    That is so easy to do. I did that and some more. Part I don't like is that home repairs often don't show, like things such as new furniture does. My new heating system, new wiring, all new water pipes etc. isn't visible unless I point it out. .

    It's not super close, but if I messed up, it would hit the house. Using ropes and cutting sections out, it really shouldn't be too bad. It's just one of those check, recheck, do research, and more research things, especially since I have pretty much zero experience in piecing a tree down while it's standing.

    Dropping it traditional style as I'm used to is not an option. There's just not enough room to drop out whole.

    What we did was 100% visible, to people outside even.
    Roof tearoff ( 1965 house with 2 layers of shingles) new roof with ridge vents, leaf guard gutters, fascia, soffits, bay window, other windows too, siding, and insulation/ house wrap.

    The house needed this though, but it looks like an all new house now.

    Edit, then I redid the half bath, above the fireplace mantle, and kitchen backsplash.

    I've been busy, but it all looks great.

    I have two trees to drop in my yard. One is a massive 8" dbh, and has a lean towards the swing set. The other is an EAB killed ash next to my house in the absentee neighbors yard, maybe 12"DBH. I'm gonna try and pull them down with a rope. Should be ok.

    It's still solid, so with other projects happening, I didn't think of that.
