    OK rant session warning... as many know I am a landlord.. I get a phone call from tenant kitchen sink is leaking.. I got my 10 YO with me today so I bring her with me as a life lesson... brought plumbing tools and head down... Well the kitchen sink isn't leaking as much as it is clogged. and when water backs up slip pipes it leaks :doh:.. So in about 5 seconds I see problem grease.. cooked bacon and poured grease down sink.. :hair::hair: gee what happens when grease hits 50 degree basement trap.. of course can't get it from top.. only house I have that has partial crawl space.. so In I go.. never been there before some genius glued trap together.. never seen that before.. what is point of glued trap? so crawl out get hacksaw.. and fitting cut it out put in properly... it all better. then hot water is only quarter pressure play with shut off.. yup it get worse.. time for new shut off valve.. store closed.. looks like I get to play plumber tomorrow too!

    moreover, this tenant is not some 20 something.... shes at least 35 with 3 kids... come on now.. and because 3 kids and mine in house.. no profanity and in plumbing that's just not right... that's rong .... wrong ....so wrong ya can't even spell it right! rant over

    I was thinking of ya yooperdave, crawl space is done.. just a shut off now.. Thankfully that's under kitchen sink so just knee work.... not army style belly crawl. yeah I'm little over 6 feet and 210.. bad legs.. I don't like crawl space.. but probably would like mileage from the UP less ...:bug: my accountant would be like 2 grand for a shut off valve!

    Nothing surprises me anymore. It's more like "about time someone did that."

    I had someone pour hot candle wax down a disposer and it blocked the trap. Lots of chipping with a steak knife.

    Yup, they were told next time they break stuff they get a bill, I will repair items from wear and tear, but this is second strike this year third strike your out of freebies and you pay.

    My father worked on rentals years ago, and as a child, I remember accompanying him many times to the same place. That gal was very rude and mean every time except all the problems were from her putting non flushable things down her toilet and stupid things down the sink drains.

    unfortunately their ability to park on wet grass resulted in a mud bog on one side of my driveway:headbang:

    WWW's mother in law ( :emb: my mother) was complaining about the woodpile she backed into, the same that wood pile that prevented her from backing off the edge of our driveway and down a a cliff:whistle::rofl: :lol::picard:

    Caffeine going down. Day off and I need a little rest. But my chains are ready at The Woodchop Shop. So I may decide on taking down a few Ash for next year's firewood supply. Plows are now out again , trying to scrape down the roads. The several different types of precipitation we got here made it nasty for them yesterday.

    Caffeine feed here also before I hit the road. We were lucky in that we ended up with about 4" of snow. 80 miles south east of here in Ottawa, they received 21". Weird storm for sure. Hope everyone has a good safe day.
