I chatted with my neighbor up the hill. They bought their house from a corporate real estate agency from someone relocating. There was no permit on that house and the entire system was replaced prior to their purchase. That was late 80's I'm high up on a hill with no water around so I shouldn't need a pumping station. It amazes me that it has taken water like that for 38yrs
That's essentially what I have now, except it has controlled leaching through the outlet tee or lids on high water usage. Could be that big white oak I cut down was drinking 100's of gallons a day off this tank and now I'm having to call the pump truck at inopertune times- that ain't happening

My vintage 1959 septic system chit the bed last year. I thought I had a leach field of some type but it turns out it was just a pipe that went to the ditch. That pipe rusted away and the, umm, effluent started showing up in the basement floor drains. I’m on heavy clay. The county sanitarian didn’t even bother with a perc test as nothing around here would pass. I now have a two 800 gallon tanks, a 600 gallon pump chamber and a 1300 square foot mound. They don’t give those away, but it wasn’t nearly as expensive as it could have been. On a brighter note, it’ll make it easier to sell the house when the time comes. I got 16 years out of the old system so I can’t complain too much. Good luck on your project.

might be worth asking about a permit to just update your septic instead of replacement....around here its possible to do that and the standards are relaxed a bit plus the permit is 1/4 the price. my new shop has a complete new system, previous owner tried updating it without a permit and the nosey neighbor called the health department on him and they came out on a sunday.....was more pizzed about getting called out on a sunday than the septic getting updated without a permit so he gave him the update permit but made him install a new tank along with a leach field, leech field also was a relaxed deal in that they only made him do a drywell style tank for a leach bed instead of the common filter bed style leach field.
Turns out this house we now live in had a 500 gal gas tank as the septic tank and as we soon learned only one line that was dilapidated. We had an entire new system installed both tank and leach field. A member here from another state that happened to be an inspector in his state said it would be illegal where he lives though we passed with flying colors. It's all so interesting how states and terrains vary.

it varies by county here....one county a filter bed is the standard issue septic system and only in wet lowlands to they make you install a aerator, county right beside that ruled that a filter bed wasnt good enough and they make you do aerator plus the mounded leach field with the trees on top. Thats where the update at my new shop was relaxed....we are in the county that requires an aerator, mound with trees, curtain drains and we got away with a dry well tank with no aerator saving the previous owner thousands plus giving me a septic that will never fail and never need maintenance done on it. edit: the other benefit was that the aerator/mound style system requires a health inspection every 5 yrs and since my system is the old style it doesnt require inspections at all.
In Vermont all done by state, new has to be a mound, minimum 20,000. Because it needs a stamp from engineer, stamp/plans alone cost 3k to 5k. However, if your system fails you are allowed to fix it. How did I learn this, some "genius home owner" that looks like me, put 10k gallon above ground pool on top of distribution box. There is good news, bought house out of foreclosure, could not find septic.. I know where it is NOW!
