    It will never change in NYS, it only gets worse. Hopefully we won't have to move or sell any land but we'll see how much our tax increase is when they give the power company who owns the dams a 30 to 50 percent drop in their assessment, we'll be made to make that up just like the last time when their assessment was drop by 30 million over 6 years.

    It's been at $12k per around here for quite some time already...no idea how they can afford that...in my immediate area it's mainly one large farmer buying most if it.
    I recently got an appraisal and it said our place is valued $100k more than a few years back...and the tax office has jumped all over that :mad:taxes up 40% ftom last year! :mad::mad:

    I agree that's high, bit there is a difference in buying 500 acres of good farmland and buying even 1.5 acres of junk. It's cheaper per acre the more you buy...but still.

    That's the thing, they will only loan on appraised value and a percentage of it...ie 80 to 97% The rest is made up by cash these buyers have to bring to the table. That has changed from the ways of 06to 08.

    Chit, I got to go through Lovell tomorrow. That’s all I’ll be able to picture in my mind. But that is pretty far south to me.

    I have to go to tamworth then up to bethel and Lovell is right in the middle of the route.

    Ahhh. My old stomping grounds. Also between Bethel and Rumford north of Rumford, (Andover?) there are some "special" areas.

    That whole area is “special” then add in Rangeley they think they are super special but they ain’t from here so they aren’t too special at all. Rumford has become quite a place that’s pretty special, more drugs than ever flowing over the border from Mexico (next town over but has quite the record). This is the demise of this state rearing it’s ugly head, need more people and businesses driven out. Officially the oldest population in the country.

    I worked in Mexico when I lived in Bethel. Bethel is a nice little town. Rumford and Mexico not so much. I got to see a lot of the area working for Naples Packing Co, delivering to restaurants from Lewiston/ Auburn all the way to colebrook VT. I suppose the Rumford mill's shrinking footprint hasn't helped.

    I worked in Auburn Lewiston 3 days a week for a year conversion. A lot nicer places in Maine than Lewiston..

    colebrook VT population doubles when it snows..

    What’s wrong with The Dirty Lew Lyle? If you can ignore all the needles laying everywhere and the street people it’s a great place to raise your kids.

    Rumford has been dying since the 80s. The mill is actually going strong there still but everything else is gone. Without the supporting businesses the towns fall apart and the millworkers live elsewhere and commute for the most part.
