Enjoying some open fireplace time here. Once the cast iron fireback warms up it throws a nice heat.

Same here, Shut it down when I got up. It was 72ºF in da shack. Even though it was only 60ºF outside and no sun, House stayed warmer than we thought. Just flipped the switch as its supposed to go 40ºF tonight.

In the 50's here tonight. I'll leave the furnace set on 63. If it comes on fine, if not fine. Windy here.

I gave it a good cleaning anyway. Very little fly ash in the ouitside clean out and not much in the firebox either but might as well start with a clean stove. I'm sure cold weather isn't far off.

I fell asleep on the couch last night and the mrs tried to wake me up when she went to bed but I was OUT. I woke up around 4am and thought I was melting. The stove was still running on level 3 and it was 78⁰ in the living room. She said she left it on because I looked cold

Do you know the specs? Buying a new place you don’t know the history on it. I have a 1280 gallon tank. I pump every 4 years.

As in what we offered to buy the shack?

We have 1000 gallons. Should be good for 2 years or so.

The little stove has been struggling for the last couple days....Temps dropped to 42F last night and that is just too low for the little guy to keep this 2300 ft shack warm.

    65 F in the house.....Brrrrr

Last week at this time we were still seeing the AC running a bit.

Cleaned out the big Whitfield a bit ago....Leaf blower job too....

Checked it over...oiled the combustion blower bushings......Washed the glass in the door......

    Lit that bad boy off.

Took about 15 minutes for the low temp snap switch to engage and toss the power feed on the main power feed.......

This morning I really wanted to toss a fire in the beast.....But I needed the stove cold to get a good clean,

Went over and fired up the Quad 1000.....That sucker will heat this place in no time.....Just $$$$$$$$$$$$$$$$$$$$$$$$$$ is all.

Pellets are $6.99 a bag for single bags and $5.99 for ton price.....$299.50 for Bear Mt.

    Anyway.

Still need to clean the little stove.......

Weather is getting nasty now....Good sized storm in tonight.....Temps in the low 40's here
Snow not that far above us....

    STOVE SEASON IS HERE.....

Fall colors are in full swing here in south jersey. Took the little man for a cruise out back this afternoon and took a few pics. Wish my phone took better pictures.

Minimal code for late 1960 early 1970. And its terracotta pipe, So me thinks some may be worthless. We will address at a later date.

Normally an offer is made contingent upon a septic system pumping or inspection, hell what would I know.

Yes! It was a probate deal, So inspections were limited to lead(besides my own walk through) yada yada. We offered far lower than this place is worth. House listed at $349K, we won the bid with $175K.

Septic/roof/well(fixed myself-new pump, tank, and filter system)/plus kitchen + bath remodel were all accounted for.

Well that isn't a good thing. Are you sure it is the septic and not a clog? Hell, we went 6 years on a 1000 tank before we had the tank cleaned the first time (out of sight out of mind). When they came to pump it out is was pretty full but still wasn't backing up. After that we went down to a 4 year cycle. I would think that you'd have some sort of warning like slow drainage of sinks before it just backed up. suddenly.

Or, something happened to those pipes so the liquids aren't getting to the leach field.

Can't complain about the cost then - glad you were able to at least account for all the stuff you figured you'd have to fix.

The septic guy(shawn) proded the tank to check the solids, It was full. And the solids were backing up into the drain. After he pumped the tank out there were still solids in the main drain we had to flush out. He did a general inspection of the system. Used a camera to scope the main from the trap inside to the tank. Also scoped the main to the leach field. All looked good. But getting the scope down each leach branch is difficult. Some of the leach is near the driveway. So no clue if there was heavy vehicles parked on them? But as far as he could tell is the system is working as it was initially designed.

The 2 year recommendation was from the septic guy for a family of 4. Probably on the early side as to not worry about this sort of thing.

There is a formula that is used based on the number of bedrooms. it is used to size the system and to determine the pumping schedule. It is sort of the custom around here to pump it out upon a sale.

Some people say it doesn't work, but I go by what happened for me.....when I lived in the double wide before moving to NC, the tank hadn't been pumped for 4 years before I got there (no one lived in it for a year before me). I immediately started putting Rid-X down the terlet once a month, and it was 3 more years before I had to have the tank pumped. The pump guy was surprised it lasted that long.

Here as well. But because it was a probate deal with the estate and a previous sale that fell through. It was a buy at own risk - as is type deal. we bid accordingly.
