    Thanks Bro...looks like a fail on the sale. Got the appraisal back today and it came in 90,000 dollars higher than I figured. The kid that offered me the cash was maxxed out with his offer.

    Should be great news, but we were looking forward to downsizing.

    WHAT? You dont appreciate searching for deals, hauling tons home, breaking down and re stacking 200-300 40lb bags per year, making sure the hopper doesnt run out overnight, cleaning several times a winter?

    You would give up all this fun and more for a stat and even heat?

    Long story short, I will most likely be burning next year...House appraisal came in 90,000.00 over the offer I was given!! Not sure it is worth that much, but I can't take that kinda loss.

    Hey I have some favorites too but just about any of those best smoothies posing as beers. I didn't have to go a very long way did I? Kind of craft beer heaven around here.
