    The "cash offer" is a blatant lie told by realtors all over the country. Realtors don't care who buys the house, and don't want to go back and forth with buyers. They just want it sold asap. Then they tell the other buyers "someone came in and bought it all cash."

    Last I checked BlackRock and other Wall Street firms didn’t require loans ;)

    I been real estate investor for 20 years HELOC on other property is same as cash

    It happens more than you know - and cash with no contingency offers don't mean they don't dicker (or at least that was true 10 years ago ;)).

    However, at this time flippers are buying up everything around here because of the extreme housing shortage. They are making cash offers of $100 over asking price and those offers get snapped up - why wait for better when you are offered a sure thing. That is what happened to the house across the street from me. It was a dump listed for $99,900 (twice what WBUH paid for it) and it was under contract in 1.5 days for an even $100k. Flippers have been working on it for a month or so and still have a bit to go. And no, these flippers are's driving showy vehicles like they show on HGTV.

    From what I understand, "made a cash offer" boils down to an offer that does not require inspections/approvals and the real estate is bought more of an "as is" condition. Nice if you don't have to carry a mortgage.

    If you are dealing with a loan, it has to be inspected and approved before the lender will offer funding for the property.

    Maybe depends on geographic location. I can only speak for where I’m at and I can say with 100% certainty it is not a lie in MOST cases. I have a couple good friends and family in real estate and banking. People either have the cash, or take out some sort of HELOC or have parents borrow against their house or parents are lucky enough to have the cash and loan it to their kids. And like you said, agents don’t want to go back and forth and one way to cut out a lot of that is the least amount of strings attached, ie: “cash offer”. I know for certain the house I sold was bought with cash. Although it probably wasn’t supposed to be revealed to me I got a peek at their finances and there was enough to buy my house 3 times over.

    I looked into this. Saw some windows from Marvin in person and they are gorgeous. Cheaper than rehab but far from cheap! We’re going to see how this first winter goes(drafty I’m sure), enjoy our mostly free gas and reassess in the spring. Thanks for the info.

    I’d suggest before you go investing in windows and any insulation, get an energy audit done and have them air flow test the house.

    a project before fall that would likely benefit anyone with an older home would be to have your rim joist spray foamed from the inside.

    something that almost forced us to put an air exchanger onto a house built in 1903. It sealed the house up that drastically. Cut our heat bill to 20% what it had been the year before.

    Thanks FarmerJ. I’ll look into an audit, have never had one done.

    The rim joists are happening for sure. Did it in my old house with 2”xps and great stuff. Was messy and time consuming but Made a huge difference. Will most likely do them myself with dap frothpak or something similar.

    I do realize window manufacturers have pulled the wool over the public’s eyes a little with outrageous claims of just how much difference they make, when in reality windows are a small fraction of the pie. Wasn’t there actually some sort of suit filed against them? Windows that function properly, look good and low maintenance are my top reasons, and energy savings are a plus. There is nothing like old growth wood sashes with wavy glass though, rehab cost and or time is the bugaboo.

    The other thing that helped that 1903 house was putting new siding on.

    the part of the job that really made the difference was to actually put 1/4” Tri-fold insulation on and then we tyvek wrapped the house and taped the windows and headers/ soffits sealing the drafts at the top of the walls too.

    we went through our community action agency and got a lot of great help and guidance.

    Dozer day up on the hill. Getting ready for barn construction to start on Monday. Here I was, trying to break that concrete out with a 70 pound jackhammer. Using the wrong tool for the job, obviously I should have had a dozer.

    Just take my money! New driveway going in also. Was going to wait until next year but he had the equipment up there, had the time and shot me a fair price. Ramen noodles and bread and butter for the next few months.

    A new driveway will really be appreciated this winter. It will be worth all the noodles and bread and butter for the next little while.

    Now with a driveway make it big enough to pull trailers around in circular and not back up!!

    Road fabric beneath gravel is $$ upfront and worth it 10x over

    X2 on the turnaround forvtraikers and such. I did the heavy road fabric on my drive and area in front the garage. It definitely helps keep the gravel from being pushed down.

    Hey, when the equipment is there, it costs less in the long run since you don't have to pay for transport of said equipment twice. stinks that it wasn't in the plans at this time, but hopefully you had contingencies in this year's building budget to allow for things like that.

    And today’s project. Heavy weather side of porch all rotted out. No treated on this side, all held together with brads. Actually held up surprisingly well for about 30 years. Just trying to figure my best way to get this 2x8 off without making a giant mess. It’s nailed through the top of the roof sheathing. Can of worms, everything.
