That sounds great there. I've got a little over 200 acres of family land to cut all I want on. 50 is mine but it's like it all is. I'll never ever have to worry about wood.
rebelduckman, we are looking to move south, not quite as south as you are, to get away from the cold winters. I enjoy burning but I don't enjoy zero, or even close, wind chills. I'm thinking the line of about the bottom of Tennessee would be about right. Still a good change of seasons and a nice long spring through fall. We burn mostly wood but not exclusively. Still went through close to 4 cord with milder than normal winters the last 2 years. I always feel I could jump in a pool, pond, or stream to cool off but when I get cold it takes me a long time to warm up. Well, I just looked at your last months worth the weather. That oak may be dried down to 20% by next week. LOL! WOW it's been hot and humid for you!
Yes it has! Very wet too. Tennessee would be my choice too. North East Tennessee to be exact. I've went up there all my life and if I left that's where I'd go. I've actually got an application in for a job around Morristown. If it's meant to be I may be headed that way!

Funny we are looking at actually relocating to Northeast Tennessee in the future a) because Winters and Ice storms are terrible and b) because property taxes there are about 10% of what they are here..
I went to college at University of Heaven, I mean, University of Tennessee. East Tennessee, i.e. Knoxville was about as close to perfect as I have felt. I love the entire corridor from Knoxville heading up north east through Morristown, Johnson City and into Bristol. Amazing weather, definitely all 4 seasons but none of them are extreme or long. People are extremely friendly, property tax is low, Zero state income tax. Cost of living is low. The Great Smoky Mountains National Park is somewhere I can get lost for days in, and of course Tennessee Volunteer Football! As most college towns, you have to leave in order to get further in a career- there's a new crop of grads every semester so the employers exploit it with low salaries; but if you go away and then come back, mid-and-senior level jobs are great pay. I will get back there someday, but moving soon from Georgia to Virginia to be closer to the wife's family. At least for a few years, I'm going to be down the highway from the infamous man from Wytheville...I'm looking forward to the trouble we can stir up! #Eric VW
Ten acres here can qualify you for clean and green. Have them sell you a a large enough chunk so you can keep it in the program.

yeah my minimum lot size is 30 acres with 500 yard drive.. wife is a hygienists so she can get job and I can work anywhere with high speed internet.. Aunt and uncle retired from IBM in 90s went to Carolina and then Tennessee. . cousin did same.. I know me about time at 45.. I need 4 seasons and some mtns. I like winter but don't need to have snow 5 months a year
I have a friend that moved to Piney Flats a few years ago...we went to see them last year, beautiful area for sure!
Duckman, you have some nice stacks of wood. The coloration is not necessarily from the drying but more from rain, or so we've found here. Still, it can be a good indicator. A few years ago we left some wood stacked and uncovered. A huge difference in the darkness of the wood from that which was top covered. I'll also say the wood was not as good when it come time to burn. Yes, it burned just fine but did not have the btu that the other wood has that is top covered.
