Quadra-Fire CB1200 Classic Bay auger feed motor grinding noise?

Hello
Stove works fine but every time the pellets drop and the pellet feed auger turns, there is a loud grinding noise?

After replacing the auger feed motor, when the pellets drop it is very quiet.

When the auger was removed the leaking grease can easily be seen!!
