The boss finally wants a garage. She's tired of scraping ice and snow off. It's time. The Cover-It is getting holy for all the gear ( brush cutters, splitter, ATV, tires, power washer, etc.... Looks like we'll need a 28x28 garage with upper storage, 2x4 is fine, unheated, slab, 2 power garage doors, 9+ pitch. Options ? : Stick built Pre manufactured "Kits" Whatever....no heiress here BTW.
depends on what you want the inside finished like. Strictly storage a pole building would suffice. If you want to finish it inside and heat it, frame construction will make life much easier. Depending on if you do it or pay to have it done, paying pole building will get you more. Doing it yourself you will spend the pole building budget on materials and provide free labor.
First I'm surprised your wife waited that long. My wife leaves at 6 a.m. 4 days a week and in the winter garage Bay is available for her car! What do you have for other storage? The reason I ask is you will lose one Bay for stuff, lawn mowers, tools, workbench, rakes and chainsaws. Make sure you leave room in the back or a set of stairs to go up. That covered dry storage will be full before the garage is finished.
If you’re thinking 28’x28’, consider 24’x36’. It gets you a third bay for not much more money. The salt box roof is all 2x8’s, but still storage above the collar ties. Not standing headroom, but a good amount of area to put stuff you don’t use everyday. 2x4 walls, no insulation but , of course, a wood stove!
I agree with rek, just my $.02 but if you want a clear span lower floor you will have to allow for premium prices on lumber over 24' . I have a 24'x 36' and love it
No interior finish or heat..just 2 cars plus storage in the rear and up top. That REK garage is slick. You build it yourself ? Foundation ? Cost ?
You really can't tell the difference from the outside...and if its finished on the inside...you cant really tell any difference there either
Thanks for the compliments, but I’m getting too old to have built it myself. 10 years ago, sure. It has a 4’ frost wall on footings and a slab inside. I wanted more headroom above but there is a huge difference in price between a 2x8 and a 2x10, or 2x12, 20’ long, at least here in Ct. especially when you need about 40 of them. But with the salt box design you don’t need lumber 24’ long. I still have a clear span lower floor. I park a full size pickup and a normal size car in there and have plenty of room for a workbench, standing tools , wood stove and a canoe I’m working on. Price depends on options and location of course . Digging and fill is expensive, electical, doors, chimney, etc. add up. Siding an roofing are options, so I hesitate to give a price. Get some sketches and a lumber list and you’ll be surprised at the variations in quotes. If you’re in Maine, face it south if you can. Very nice after snows. I built 3 sheds and the garage so far and I always wished I built them a little bigger!
Btw I love those pole barn designs - wouldn’t rule them out either. The best is to have a small house and a very large barn!
Go about twice the size you think you need or at least build it so you can add on to it. I had this built last year.
That's the word that came down from the board room? Pole buildings can be sided and roofed with whatever you want...its just a different way of framing a building...uses less materials than a standard stud wall
You can insulate and finish the inside of a pole barn, but I'd consider stick construction if that is your plan from the beginning. Pole barns can be finished with any kind of siding and roofing. A pole barn with steel or board and bat siding, and a metal roof will be your cheapest option for unheated storage.
Built mine 28×32 pole barn structure. Originally planned 28×40 but when I laid it out the boss lady said "That is to big". So I went with 28×32 12/12 pitch open trusses which gives me a room above with stairs going up to it inside. The open trusses were only about 900.00 more at the time which is cheap for the room you get above. Finished with Vinyl siding and shingles. When I got the poles set my wife said "Why didn't you make it bigger"! Gary
Looked up pole construction. Where we are is "bony" with plenty of ledge everywhere. My days of C4 are long gone . Is pre manufactured really cost more than stick built or kits ?
