Aquireing 10 more acres of vacant land.

    We bought our place in 1986 it was a long 10 month process for a several reasons.

    (1. While waiting for the morague company to approve us, My first one ever the purchase agreement expired.

    (2. Purchase agreement expired and divorced woman refused to renew it. Her $30,000 mistake.

    (3. We were looking for a different place, none suited us compared to here. 6 months later I get a call from the realtor agent the place is going to be auctioned off on the court house steps on Monday and today is Wednesday. Stop by the office I was told and get a new purchase agreement make it out and turn it in Thursday.

    Another 3 months and we closed the deal and saved $30,000 off the original purchase agreement price.

    So that is the history of my chunk of Heaven in farm country.


    Next door to us was 10 vacant acres owned by a retired GM shop foreman who up to a year before we moved in had a summer picnic for former workers he bossed. He was ill when we moved in and died that summer 1986. The widow put the place up for sale at that time with out us knowing. It didn’t sell till 1991 and by that time we had made plans to retire and move to Michigans UP and live any way.

    Those plans were changed when our elderly parents required our help with doctors appointments and the daily trips to a cancer clinic for Kare’s dad. We were the only ones who were foot loose and fancy free at the time.

    But the property had sold to a nice couple who asked me to plow and work up a garden plot for them as they were going to build and retire a few more years down the road. But do a garden there in the summers.

    The wife how ever got cancer and all those plans changed. So the property continued to stay vacant.

    I had lost contact with the owners when our plans had changed. But they gave permission to a young fellow to deer hunt there. For a few years he did his thing per magazines and TV hunting shows. Never mind what he was told by the old fellow who lived next door and saw how deer traveled and bedded down on the place.

    He used to call me and let me know he was going to be hunting a week end so I would not walk the dogs there then or be cutting up some dead elm trees as I had permission to do.

    Archery October deer season of 2017 he didn’t call and got snotty when I was walking the dogs thru there and he was hunting. Couple days later the owner called and we talked for some time. His wife passed away and he had moved to Ohio to be near his son.

    I asked about buying The place and he said that sounded good, I asked about what he wanted and he said he had no Idea of worth. I waited all winter for him to call and give me a price and when he didn’t I had a realtor friend call and talk to him.

    He told my friend he was not going to deal with a realtor and would call me in a few days.
    I waited 30 days for that call then called him.

    We agreed on every thing on a land contract except the interest rate which he had no idea of what he wanted so he was going to talk to a lawyer friend he has.

    Friday a week ago he sent me a amoration chart, Kare and I looked it over and I called Monday and told him to get the papers drawn up for our lawyer to look at and set a closing date.

    It is nearly a done deal and I will have 10 more acres of hunting ground some manure Oak trees and few Cherry trees and some Elm . White pines were planted there about 1988 and they are doing well. The creek that runs along side our house turns and cuts thru a part of that property. Deer have bedded there since I moved in here in Jan. 1986. I used to be able to look across and see the horse pasture next to it but has grown up so much I can not any longer.

    I have some plans to make it even better for the deer and also try and bring The pheasants and quail back that once were there but didn’t make it with poor cover during some bad winters.

    The new driveway will just be on the other swide of the tree. I am on my Bota and can not see the bottom of the hill that is there from the presant driveway.

    Got a free 12" x 20' culvert yesterday for the new drive way. It is damaged a little but will still work for us singe we don't have many 80,000 pound loads useing our drive way.

    Manure trees? Does that mean they are shi$$y??? Good things come to those who wait. Bet that hunter hasn't been contacting them and will get a surprise this fall. Congratulations.

    I don't under stand the hunter comment? The one who got snotty with me Knows the place is about sold. Has started taking his tree stands down and deer feeders.

    I have been enjoying the place. have always been able to cut dead and down trees for fire wood, walk my dogs on the place and even slide down the hill with my kids when they were little.

    "Manure oak trees", I know oak sure does have its own odor. Some worse than others.
    You sure are a patient and flexible couple. I do hope this addition brings you a lot of satisfaction. You might want to ask the town if there is any property tax benefit to having your current property and the new land merged into one taxable deed. I did that and it was profitable for me.

    I assumed your hunter was like most hunters around here. Knock on your door once and get a positive answer and that evidently means they have lifetime benefits without further asking. Glad to hear he is removing stands and cooperating. A little more buffer between us a neighbor is always a good thing in my book, but then my wife calls me a hermit.

    Not a thing wrong with being a hermit. If fact it is great being one, less likely for some one to ruin a perfectly good day.

    No life time benifits here. fellow north of me comes and asks every fall before the season starts if he can come on my land to recover game. It is a law in Michigan they have to have permission to tresspass even to recover game.

    I don't live in any stinking town so no tax benifit there except to stay as far a way as I can for as long as I can.

    I do not take it negatively when she calls me a hermit, I say often, "everyday spent on our farm without going anywhere is a day of heaven on earth for me". Our house sits in the middle of our 40 acres. If I ever played the lottery and then won the lottery, I would own more. But this time of my life, it is still enough ground for all five grandkids ponies and now steers for the oldest ones 4H project. Congrats again on the land addition.

    Al, keep in mind the folks out east call a town a lot different than we do. What he is referring to is a township, not a town. But that is the way easterners do things... To us a town is like a village. To them, well, they don't know what a township is.

    Yep, no townships around NY that I'm aware of. It generally runs city, town, then village.
    (Wiki states same)

    Although I wouldn't mind living in a Hamlet.
