    Or just not have a lawn that's 22 flippin acres....and pay the kid to ride a $5K mower with the interest the other $37K earns into perpetuity.

    I'd have about a 20 acre hay field to rent out...and claim ag usage on the property taxes then too! :yes:

    I've sold 2 diesel 96" exmarks......Both were .gov Money.

    As a homeowner, Nope. Not needed. No way.

    Fwiw....$42k as Joe homeowner....is a decent price.

    While that may be true, it makes my head spin.

    But then again, where I live is way different from other areas.

    I purchased our house and 22 acres for $55K.

    Can't imagine spending nearly the same amount to keep the grass short.

    But, a 96" deck would certainly cut down on mowing time.

    how long ago Chaz? around WI you can find land at 2500/acre but there is not going to be anything else on it ( home, buildings or ammenities). 98% of the time.

    Purchased this place in Aug of 2010.

    Mind you, it's mostly wooded hillside, not much on this property is flat.

    House was listed (a bit generously) as 3 bedroom 1 bath. Cinder block construction on concrete slab, no basement.

    Farm acreage brings a much higher price.

    15 yr note, in 6 yrs it'll be paid off.

    Then it's just rent.. err property tax payments to NY.

    It's not anything fancy, but serves me, the wife and the dog.

    My friend got one of those last year, loves it for getting rocks out of the yard and back onto the driveway in spring.

    Gotta love inflation. Can't love the rate of pay increase that didn't go along with the rising cost of things.

    Double the first home we purchased 1977 and interest rates were 9% at that time a year later they were bouncing off of 20% . They were still at the 20 % mark some 10 years later ( conventional loan not those alternative deferred things) when we bought our 3rd place - couple job relocations in there. we weren't having any problems with loans ourselves but trying to sell the other two consecutive places was a real challenge. A lot of the prospective buyers could not qualify.

    Ag land around my home is in the 10-12K/ acre range.

    Nobody needs that much mowed lawn.

    That could be an epic area for wildflowers or meadow grass habitat.

    Here's how today went.

    Sold $2500 in parts and submitted $5000 in warranty claims to the manufacturers before lunch. Skipped lunch and sold $5000 in stihl products from noon to 130.

    Then helped ( voluntarily) uninstall a plow in the pm. As usual, cutting bolts and air hammers required. Fun times. Wtf was I thinking.

    Been dead all week. Then BAM! You'd think people were trying to spend July budget or something on the last day of the month :whistle:

    Customer used his pole saw to cut tree roots off a stump that was still underground.
