    Bingo. I could see it as a buyer, especially if buying new.
    I've looked at houses sold by owner and you can't talk about it's deficiencies, which is the reason for a 3rd party. Not to mention they really over price...

    Also in my experience commercial deals, it's highly advantageous to have a good agent.

    Boomstick exactly, my agent has staged one of my properties with Furniture & appliances. At his cost, so that we could get an extra X number of dollars for the property because he thought it show better.

    It worked sold in 5 weeks above asking in 2009.

    Guess I owe an update...
    accepted an offer on the house last night. Ended up selling it on my own..accidentally really. Luckily for us the buyer is in process of closing on his house he sold on his own, so he has all the proper people lined up to do the sale... and he is paying for them too!!!
    Now to finish up in 3 weeks....

    Anybody need seasoned oak firewood ??? Have about 6-7 cord to sell... located in Northern Fowlerville Mi.

    For members here... $60 a tote, but I want to keep the totes... so I can refill them at the new house.
