    True on both both counts!

    I wish I could have had it done at that rate smoke, yet my dad's neighbor in the Boston area had a ranch done a few months ago to the tune of 10K. That was maybe 16 sq and no dormers.

    Is there insurance claims for roofs out there? I guess in California they are rare.....

    Possibly, but after such a tough winter on a 22 year old, 3 tab shingle roof, I dont think the insurance company would bite on that. I might have made it another year, but it wasnt worth the risk and there was some decking that was wither damaged or loose. Luckily it was loose and only needed to be re-secured.

    It's a gambrel. The original pine boards are bowed in so furring strips and a new plywood deck. The venting will run under the ply so I can run insulation up against the interior boards. The new asphalt shingles will be gaf 50 year. They finished today so I will get some pictures up next chance I get.

    DH says he has seen bucks acting drunk while courting does during the rut, oblivious to things that would normally spook them.

    It was a roofing company. Came highly recommended and my roof needed much love. The original pine board in really bad shape and bowed all over the place. So raised plywood decking on both upper and lower decks to allow air flow under ply from new soffit to ridge vent and tame the waves.. New fangled venting system to provide the airflow at the pitch transition. Top of the line 50 year asphalt shingles to seal it off. The house ran 15000 the barn was 8000. Of the other estimates he was a bit more expensive but the only one who gave me confidence he could handle the job and that roof needed some serious pro.

    I have IKO Lifetime shingles going on. What most dont realize is that Lifetime shingles are only for the original owner-me. If I sell, it does not transfer.

    Good call on the air vent system. I have a ridge vent but doent know if the original builder put any kind of system under the decking-no attic and no access to the underneath of the roof. I checked into adding it if its not there and the general consensus is that its not worth taking up the decking to do this. Had I needed new decking it would have been added if not there.

    Yeah, we are also the ones still paying around $3/gal for propane and $5.50/bag of pellets is a pretty good deal. You got to be rich to live here :D
