I recognize only the gum out of all three. I've heard T.Jeff Veal mention water oak. The pin oak around here has the typical red oak leaves only "dainty" based on my observations. Im a hoarder too Mike! Actually more of a tree nerd.
I’d say 98% of locals would call it Pin Oak. Swamp Chestnut is way off and the developer’s should be fired.

1st pic is sweet gum. Pretty sure red gum is an Australian wood. 2nd pic not sure of. 3rd pic is willow oak which should never be confused or called pin oak in my opinion as pin oak is a whole different variety.
Yes, pin oak leaves usually have deep fissures. The pin name comes from the appearance of the branches on the trunk - sticking out like many long pins. The bottom branches tend to droop down. I've had to cut all the bottom branches on some of the ones I planted many years ago so I could cut the lawn. Interesting that the willow oak has pin oak in some areas as a common name. There's plenty of common names for trees around here that are just plain wrong. But most of us know what most of us are talking about. Diversity can be fun like that.
