Bonus room above. Check About 30 by 30. Check I want to build it without clear span trusses.. Trusses too much space?! Bad choice.. I cannot help!!
attic trusses for garage packages available. (Get your required snow load..... oops, forgot.....no codes to adhere to!) Can't understand why you wouldn't use them...? You will enjoy having a stick built garage. I hope you end up insulating it as there is not much cost to do that. Only thing so far is your choice of width. 24' wide is right at the limit of how narrow you want. If there is no convincing you to go to at least 26', you will realize it later on when it is too late.
Well he can't be doing the work in Bar Harbor https://www.barharbormaine.gov/DocumentCenter/View/628/Building-Permit--Application on MDI, I might check the other places ISTR that in Maine if a town doesn't have the requirement the state does.
There are more than one or two of them in the state several other sects as well. just not likely to be on here.
The village of Trenton uses 2005 IB, Southwest Harbor uses 2018 IB seems to be pretty up to date on MDI, likely due to the High Muckies. I didn't like the undersized lags in the International Building codes back when, glad they were minimum and Hancock Lumber had better ones
Reminds me of this article on non-engineered barns... http://www.nlfabric.com/assets/documents/barn-collapse.doc Is your barn engineered to carry the load?
You're not getting warm Smoko. Keep trying, you've missed the Unincorporated Townships under the gaze of LURC.
You can talk to them. I stopped looking after Tremont which has a CEO but no posted building code. Requires a permit except for structures of 100 or fewer square feet.
I'd still look see if there were collar tie style trusses that would work. When I went to build my three car garage they (town) wanted such a huge expensive ridge beam that I gave up on a room above and just went with trusses and as shallow a pitch as I could instead and brought the cost way down. If you can afford it an extra foot or two between cars or an outside wall is nice for opening car doors, especially two door cars with long doors.
Exactly why I made the comment above about 26' minimum for garage width. 28' is even better and does not affect the price much. Pay a little extra now or wish you had later!
