    68f humid and the rain is on its way till tomorrow morning. Just got home from work and sharpened my saws so whenever I get a chance to go to my cutting area. Hope Sunday is not raining

    Put an offer in on a crazy good deal on a dilapidated house in town today to be closer to stores and docs and city water city sewer etc. and HUGE mature trees (no not for firewood, to enjoy and some protection from the wind, no trees where I live). Between the hours and hours that passed getting my prequal approval letter and the realtor to get the offer put in, seller relunctantly signed on 1/2 what I offered. Crap, seller wants to take my offer. :zip::zip::zip:

    I'm sure she'll explain a little more for us soon. My brain is done thinking from the work week.

    Good thing I only have to work 4 more days until I go on vacation.

    Seller said they were pressured to both list and sign offer while slow paced po dunk town I live took a flipping day and half to get my paperwork done (though we were preapproved), then he was informed there were other offers as well here in Wyoming were not forwarded by the realtor. Sad they can list it one day then pressure said seller and not answer phone calls or email offers.

    I wish people here were faster like Colorado and he should have been informed of the other offers. Or he had a better realtor that did not rush and pressure him on the first offer after only 36 hours on MLS.

    Shoulda woulda coulda. Add up all the delays it appearsjust too late. I wasnt late, what place other than here takes 1/2 day for each and every phone call for copies of docs sent electronically? Seller has our approval paperwork and going to look into things on his end but I don't know. Any realtors here that can chime in?

    Ah, I think that WW put in an offer, but the seller had already accepted another offer that was 1/2 what she put in. Sounds like her offer was not forwarded in a timely manner, so now the seller is bummed.

    If that is what you want, hope the seller can find a way out of their acceptance of the other offer wildwest

    Well looks like it’s going to rain again today. Looks like it will be a day of oil changes and maintenance in the shop. Hopefully the sun will come out tomorrow!

    This 10 minutes of sun per week is not to my liking. My backyard has been flooded for over a week, and flooded on and off for the last 2 months (but I did get a couple of breaks to do the last mowing and leaf removal). The side of the yard next to the swamp has been flooded for at least 2 months. Didn't get to mow it the last couple of times, and now it is covered with leaves that I can't get taken care of because of the water.

    Bright side is the house is staying dry (all ponding is within 30' of the house) and it is liquid precipitation.

    Sounds like the realtor was only interested in a quick sale to pick up their commission on the sale, and obviously not interested in the sellers best interests.

    I dunno about there, but in Ohio you have 3 days to back out of a contract after you sign it...(but, that may only apply to the buyer, not the seller, IDK)
    Or maybe there will be something come up on an inspection, or some other little snafu along the way that the seller can tell the potential buyer to "like or leave it"...and then get out of the contract if they don't "like it".

    In a multiple offer situation all buyers should have been given a chance to make their best and final offer. I'd bet you a grand this sellers realtor brought the buyer in also....doubling their commission.

    I'd be pressing the seller to sue the realtor for not presenting all offers to them in a timely manner.

    Thanks Hoarders, seller is talking with a lawyer on Monday. bocefus78 I bet you are absolutely right (pretty sure it's one of 3 people in town that are college student rentals and apartment kingpins here).

    Definitely did not act in the sellers best interest Chaz . No money has been exchanged Midwinter.

    brenndatomu , seller is looking at a couple different things his realtor did that are not above board.

    bogieb , yes seller was pressured to take a low ball offer while other offers were not presented to him.

    If the other offers were in the realtor's hands already, but not presented, they did not act in the seller's best interests and probably will lose their license if the seller decides to make a complaint. Totally unethical behavior.

    If nothing else, they should complain to the regional Board of Realtors and perhaps take it to the state level.

    Yup, had to work on the road again this morning. It is better today, but rain is in the forecast so no doubt it will still be soup city.
