    I’ve been down that road....IT SUCKS!

    Our neighbor to the West is a rental house and has three ( so called ) apartments in it.... The landlord / Owner is a complete jerk..

    Long story short renters move in and our property became theirs if they felt like it and we had some very bad neighbors. The owner does no background checks it’s first come basis which means anybody can move in. They would let their kids play in the firewood stacks, climb our trees, use our fire pit when we where not home, generally trash our yard, steal and even pick fruit and veggies out of the original gardens.

    I got so sick of the complete disregard of our property and getting nowhere with the owner next door we built a huge fence. It came out of our pocket.... The owner got angry because we did not consult her first that she had a lawyer wright a letter stating we needed to move the fence because it was on her property. The fence was not on her side it’s actually 6” in on our side and I have actual county maps to prove it. When the police came out she said I can’t rent the back apartment now because there’s no back yard! ( You mean my back yard!!!)

    All that in legal terms of the trees are over the fence she can do what she wants to her side. Get your boundary maps from the county and document everything. I saved the drawings for the permit, permit approval ticket for the fence, the inspection ticket from the county and the police reports

    . I’d tell them point blank stay off my property unless you intend to be a friend and respect our property or there will be consequences to your actions. It doesn’t take a lawyer to make a point but it sure helps to have one in your pocket sometimes.

    The wife and I have a lawyer on retainer and we have had to use them a couple times for various reasons.

    Jdude, 1st off I commend you for being able to walk away after it happened. I know you walked away pist off, biting your tongue but you walked away so for that I really commend you. Not sure I would have been able to do the same thing. Privacy means the world to me. My old house had huge hedges on both sides I mean they were 7-8ft tall, pita to trim all the time but boy they created a nice barrier. If my neighbor didn't consult me on wanting them removed and just trimmed them I would have been IRATE!

    As others suggested I vote for option C. I would try to install a huge fence and have him pay for it and at worst have him go in half with you. Outta sight out of mind, less you see of him the better off you are. Am really sorry that happened and I cannot believe some of the audacity of people and sheer lack of respect to not wait and talk to you about it 1st. Just writing this is making my blood boil and makes me want to do what other suggested in putting up a fence and painting his side crazy ugly colors just to pizz him off.     Oh man, you sure hit the nail on the head. So glad to be away from that. But also remember the solution. It is good to be in a new place where all is well.

    Remember I was saying I'm in a neighbor war. Well I took a vacation day today for a 3 day weekend. I saw a few crabgrass seedlings coming up in the front yard so I filled up my tow behind sprayer and proceeded to hit up the front yard before it got windy and hot out.

    Crazy lady comes out and sits on her back steps the entire time that I'm out there staring at me. I was really tempted to talk smack or even wave at her but it would be on camera. Just let her sit there and smiled the entire time. I'm saving the footage because it will be part of the harassment and intimidation case / suit against her.

    I would tell you to go out and do yard work in a speedo, :bug:but not sure how that would help/hurt your case. I don't think I could live so close to a hostile neighbor. Here, I am surrounded by trees and a hill. That keeps me out of jail.

    savemoney yup real estate agent thought I was nutz but as condition of bid was talking to 3 adjoining neighbors I can't even see!! I got great neighbors..

    Was outside playing with my drone a little earlier. I caught her sneaking out and hiding behind her car and filming me. I think I'm going to the police tomorrow

    X2 to all of these. Sticking your foot up his azz will only land you both in trouble. This guy had zero right to do what he did and he knows it, and if you hit him in the wallet you may at the very least after breaking even, save some trouble for the next guy. Take any settlement and use it to buy land away from any neighbors. People need to respect what isn't theirs, that's all there is to it. He totally butchered those hedges, turned a nice natural fence into a TOTAL EYE SORE!! I wouldn't hesitate to call a lawyer. Most consultations are free I think.

    jdude- in your first post you said the responding officer would have no problem arresting the guy for "destruction of private property".
    I'm sure there is a police report pertaining to this situation. Can you get a copy? ..and is there a time frame for you to re-think your dismissal and have an officer arrest the individual for the charge? You have photographic proof to back it up.
    Have the bastidge arrested/cited. Then pursue your legal recourse.
    * I'll bet he has multiple infractions in his home town also, be nice to check into that. Remember-
