    December is escrow evaluation time for the mortgage. This years cycle is low month is too low. Beginning January payment goes up 24 bucks plus another 58 to cover the low point, so about 82 bucks a month increase.

    Pendulum generally swings back and forth with every other year the low point is too high-they send me a refund check and lower my payment.

    Hopefully next year is refund year again........

    When we had the mortgage, we learned to leave the average in. They would lower and then at end of year it was close enuff that they would only have to adjust a little bit especially since taxes usually changed.

    When we refied , didn't have to have an escrow , took care of taxes and insurance ourselves , worked out fine 5 more months and it's paid off:cheers::banana::banana::banana::dancer::dancer::dancer:

    I have some Cinful Apple in the fridge along with some Smith and Forge. I have a 12 pack of Sammy's Winter Variety in the closet.

    Depends on how it is done. Cauterize and tie - extremely unlikely (okay - anything is possible, it's more like how probable it is).

    Just tie - fairly good chance - at least higher than most people realize.

    They did both for me back in 1992

    Been into Kahlua here for the last couple of weeks (had an open 1.5L bottle that I moved from my old house in 2013 - and I've been slowly using it up since then). Stopped at the liquor store since I wanted to make sure I had some to make Kahlua pudding (Kahlua, vanilla yogurt, cream, maple syrup and cinnamon as an option at times). Found what I was looking for but then spied some interesting stuff

    Couldn't decide which to get, so got both (my wallet does NOT thank me). Set them out on the back porch railing so they got cold faster than in the fridge.

    Tried the Metcalfe's first. It is very maple-y, with a nice thick cream. It will be a wonderful substitute for Kahlua AND maple syrup in my special pudding. It will probably be very good with a bit of vodka and cream as a not-white Russian. Too maple-y and sweet to drink on its own for my tastes. It also has a stong bite to it, which is surprising for 17% alcohol.

    The Vermont Ice is interesting as it also has apple brandy in it. It is much smoother and less maple-y. Still a bit too sweet for me generally, but probably excellent mixed with just a bit of cream or with about half the yogurt I would normally use. Too light to survive vodka though I think - and definitely too light to mix in cinnamon. Certainly does not have the bite to it that the Metcalfe's has though it is close in alcohol at 15%.

    Considering each bottle was more $$ than the 1.5L of Kahlua, and I always have maple syrup on hand, I probably won't buy either of these again (even if the Kahlua hadn't been on sale, they would have been more). If I do splurge again, it will be the Metcalfe's.

    That's the way I do it. It takes me 2.5-3 hours to get a ton in the basement.

    The boy is doing excellent ! He and his family just left after an afternoon of he and I hunting then diner with everyone. Yesterday was his sons 1 year birthday party. (a few weeks early) He has been working for a paving/excavation company running equipment and is making a boat load of money. Paid off many if not all his medical bills. Last week he received an offer to work for the local gas and electric utility which is a top employer in the area. Hopefully he passes the physical this week and will be working for them by the holidays.
    Physically he is doing well. He is still pretty thin, has put a few lbs. back on. He has to eat slowly, chewing completely and washing things down with water. There are a few things he doesn't eat anymore, like wraps and some breads. He says its work to eat now. Also beer doesn't go down very easy for some reason. He has had a few since the surgery , not as many as he used to drink . But he is happy and healthy. Works hard everyday. Did a great job hauling 2 deer out of the woods this season, I helped but not much :pain:. Thanks for askin Mr. Bear and glad you are doing well.

    The meds you have are an ace inhibitor and a diuretic. The ace protects the kidneys from the damage of high blood pressure. (end organ disease) and yes, it can drain off potassium. Not usually a problem at that dose.
    I take Labetalol 500 mg twice daily, (beta-blocker), Amlodipine 10 mg, Calcium-channel blocker, and Valsartan 320 mg, (angiotensin receptor blockers) also protects kidneys . and a I take lasix 40 mg twice daily. I have to pee frequently. I only get a short warning before it is too late. my blood pressure is seldom in control. currently take my blood pressure twice daily and sent it to my care providers.

    Maybe some hard cider might go down easier( fewer bubbles), and what did you do to get wrapped up in bandages? Did I miss a posting or so? The old bear tries to keep up but I'm old and just ask Mr. Takeman what that means.

    Things just worked out for us in '99 I got my second buyout from the same major bank and we sold our rental house in another city. So we dumped the mortgage on our last house( a two family ). That was also pretty close to the last of regular jobs for me. One more regular year of working and it was all contract work from my den.

    it's a great day when you know you are done with it. everyone should be mortgage free when they retire, and debt free IMHO. I know it sometimes does not work out, divorce, college for the kids, supporting children that will not move out, etc
