    Yep, agree with that. I don't think it's close enough to matter. If wife wants to proceed, she's going to have to agree to meet with a financial planner/advisor to prove to me it'll work. All I can think about right now is the fact that we couldn't further my daughters education when the time comes. She's on night shift (12hr shifts) end of the week, so we haven't had time to talk more.
    Really appreciate all the advice given here. There isn't a finer group of fellers out there. Thanks to all.

    Well, the owner lowered her price on the property, which allowed us to finally make an offer. Still wasn't enough so I think we're giving up on this one. If she goes any lower, we could make it happen but I see it selling for where it's at now.
    Thanks for the advice, especially basod. Your words stuck and for that I'm grateful.

    WW, I'm with you! Never rush a real estate deal. It's always a huge chunk of YOUR money. The seller and realtors all want it to happen fast for their personal gain, but you ultimate control the money. I admire your ability to resist the temptation to go for the "quick" deal.

    She can't handle being in the development any longer.
    Found a nice foreclosure, really cheap, some work, not to bad though.

    Well, that is too bad - that looked like a nice place. But I'm glad you guys figured out what you were willing to go with and stuck to your guns. It is easy to get hyped up and go ahead and throw in more money because it is "just a little more".

    this will be our place in Ohio, keep it for a couple years "her safety net".
    I flip houses for a living, this was going to be a home run house, now I will live there.
