    Move 2 to 3 cords. Keep 1 with the house. Sell the rest at a premium price and buy new green wood after you move.

    Even with the maintenance that a wood exterior requires that's a nice looking place, and having some space is just icing on the cake! Good luck with the offer!!

    If it all works out I think I'd rent the largest dump truck or trailer I could and pay some high-school kids to help move.

    Or.....offer to host the next FHC get-together and coerce anyone that shows up to help move the wood!!

    Thing is, I'd plan on taking my wood stove along, chimney and all. I added it to our home which has a forced hot air oil furnace. Added a stainless pipe that runs along the brick one, so it would be easy to take down, then I could put it in the garage, which has no heat source. Wood stove would replace the propane in new home. It's just a radiant set up.

    Really considering this avenue. And there's plenty of dead wood on site to get me back to a 3 year plan.

    bassJAM I thought a dump trailer would be a great idea. I don't have access to a front end loader so it would have to be loaded piece by piece. Might have to throw a line out if things progress.

    That looks really nice - and all that land would be great! I would think that if you get 7+5 acres, then 10 or 11 can be put in conservation or whatever they call it around there so the taxes are lower for that. You just pay full taxes on the house and the 1 or 2 acres not conserved. Just a caveat - around here if you put it in conservation, then you have to agree to allowing people access for hiking and such. I don't believe it has to be open for hunting or snowmobiling - but check out what your state/county requires. You don't get lower taxes for free.

    Called clean and green here in Pa. I'll have to learn more if we qualify for the house. I certainly wouldn't want it just open to the general public.

    Been thinking about this statement the most. So true. My wife just mentioned she's one year out of RN school, so her earning potential should go up, but the loans are just kicking in. We qualify for the full ask, but when she told me the monthly... o_O
    I dunno fella's, she's going to have to pull one out of her... :fart: :emptywallet:

    Yep, I read that. It was some other agriculture reserve or something that requires this... @ the amount she told me, I can't see being able to afford the other 5 acres in the near future anyway.

    Don't want to hijack the thread :D
    In general it's a bad idea to continually mold your lifestyle around raises and increased earning potential. You'll never really get a raise if you just spend the raise on future debts.

    Degree's with student loans are one of those fickle debts you get a leg up earning potential without really feeling the burden until after the wages come in - especially with cheap interest they hang around for years if not decades.
    The best way to nip this in the bud is take her net pay and subtract the student loan payment then divide it by the number of hours she works in a week - true $/hr figure or 2080 hrs if salary.
    If you hold off on the house and explain she'll have an X$/hr raise when the student loan debt is paid off both of you will have way more purchasing power

    Can't like this enough. Went through something similar a year or so ago. We're 5 people jammed into a 3bed/1bath (just a shower, no tub) ranch/converted bungalow. 1200sq ft, narrow 1 acre lot on a private road. We had plans drawn up to do a 2nd story addition and when the estimates came in, I said no way in the fiery depths of you know where am I spending that on this property. (Estimates started at 80k) At least not now. Her parents offered to help out financially and my feeling was that if we can't swing it on our own credit/equity, it ain't happening. And while we could finance it ourselves, it's more of a stretch than I'm comfortable with on a property that I would certainly be upside down on at that point. Plus it's likely my school/property taxes would jump a couple thousand a year too. And you never get rid of that payment.

    Just because the bank says you qualify doesn't mean you're ready or that you should spend that much. They have a vested interest in selling you a loan and not as much regard for your financial well-being as you'd like, that's for sure.

    That's pretty much what came out of my mouth @ the supper table this evening!!
