    Yep, out of the blue a few days ago, my wife informs me she found 2 houses she likes... :faint:

    Heck, I had no idea she was looking! Imagine, I have a good 20 cords c/s/s and another 2 needing split not to mention all the apple, ash and maple lumber I have stickered on our small 1 acre. Here's the dilemma, we went and looked @ one today and I like it. :loco: :crazy: Imagine moving my hoard - :hair:. Plus is, this is 7 acres with another 5 right behind it for sale, all wooded and will be cheap-ish. So from 1 to 12 acres and enough wood to sustain me maybe forever.:jaw:

    Very nice looking place The Wood Wolverine .....this seems to come up a couple times a year with someone. How far of a haul are we talking ? I can feel for you, but I think I could sure try to work it out in my head to have some room to stretch your legs. I have over 20 myself stacked and it would be a major move but it's doable....time consuming and if contemplating it I would make it well known the time needed when selling your old place.

    A little more than 7 miles, so not far at all. It is all about the land. The real estate lady was explaining something about a clean and green property. If we bought the 5 acres behind with the guarantee it won't be built on, our tax would be cut in half. Have to learn more there. I'm a bit behind the times.

    In all seriousness, in your situation I would buy one of these.

    Stack your seasoned wood in first and unseasoned last. Get a side loader to move it to the new house and only unpack the unseasoned at the new place. The rest can stay in your brand new portable wood shed.

    Moving can be a lot of work even without moving the wood but sometimes it seems necessary. Looks like a nice place. Sounds good too.

    Depends on if it is a homestead exemption or you are guaranteeing that the 5ac can never be developed through some gov't program.
    It might sound like you never want to have anyone build next to you but say 10-15yrs you want to move again that 5ac comes with a fixed caveat to any new prospective buyer.
    7ac is nice but when you want that true privacy pushing up to 12 is nicer - plus the wood bonus if the land has mature timber.

    the house looks really nice.
    Remember you'll have to trudge up steps every time you go grocery shopping;)
    Exterior doesn't look very maintenance free either

    Treading in the unknown there. It has cedar siding but was just recoated, 2 boards replaced.

    Just my personal opinion on the exterior - unless you plan on paying people to keep it up that's an every 3-4 year staining project.

    I know this isn't your first time buying - remember to never get caught up in the first one you look at, I've been there as have many other people I've coached through buying
