    Roofers are gittinerdone.
    The shingles showed up today and the guys tell me they are gonna start laying them tomorrow.

    Center and north section all repaired and "Dried in"

    Getting all new ventilators and a new skylight too.

    Came in this afternoon and the center island in the kitchen is onehelluvamess. (Right under the skylight)

    Dirt, fir needles, old roofing scraps Arrrrrrgh.

    Got the vacuum after that mess.

    Gonna be nice not worrying about the roof any more.

    Spent the afternoon tilling the garden spot, then mowing more grass.

    Time for another stove project me thinks.

    Just ordered a new Ice Maker for the Fridge, old one no longer worky.

    Never had one of those , figured that it was just something that will break and we don't really use that much ice .

    It was in the fridge when we bought the house, it got a lot of use the last 8 almost 9 years. But you are correct more parts to go wonky, and wonky it did go. Now I'll run down the rest of the parts and stock the repair shelf. Next up will be me trying to bend the wrong way replacing it. Supposed to be easy, we will see.

    You have to be rubber band man to fix some of these things , you can see where you need to put your paws ,but you can't get there from here :hair::hair:

    Really like our ice maker. The first unit we had was totally in the freezer. This new one dispenses the ice and water from the front of the refrigerator door. It is a feature we never appreciated until we came to have one. Now would not want to be without it. We can either have whole ice or ground up ice. There is a light in the door. The water dispenser tells you how much water you are getting. This refrigerator has 2 doors and 2 drawers which each open without opening up the rest of the refrigerator. I like the middle drawer. We keep fruit and veggies in there.

    Looks like the rain is up instead of coming down... maybe it will stay that way and the grass will dry enough to mow. Been a week and want to play with new mower a bit (i know, i know, pics are required, rain delay).

    Still rainin on and off here. Headed to Wally Mart, Lowes and TSC for mama day gifts. The first 2 had flowers on sale. Seconds was a pellet check. Loads of Geneva's but $5 and change per bag. Was gonna pad the stash as I think I'll burn some before its all over. Gonna hold off on them for now.

    Got some nice deals on hanging baskets for the Mrs. Of coarse we gave em to her early. Hummingbirds were waiting for the fusia's and within 15 minutes they were buzzin em. :thumbs: :cool:

    Things are moving along fast here. My son has the raised beds in and the terrace beds done. Just went out for some hay and grass seed to take care of the spots that need to be fixed from the winter etc. Stuff is popping up in the greenhouse. Soon will be time to put some stuff in the new garden beds. Things really move along fast this time of year. Bought a Mother's day card for my wife. Hard to believe how much they charge for a card now. I know there is a huge mark up in them.
    Bought some new perennials for the flower beds. First time in a long time I have felt like updating them. Having the kids move in has done a lot for our spirits.

    Big secret on getting a good go on a skylight is to install the type that sit on a riser.

    The one they are installing back on the roof sits on a 2 x 6 riser.

    They build the riser box with a flange on the bottom and then fasten that to the roof.

    Next they run the roofing up the side of the box, then flash each tab.

    Once the entire thing is done the skylight slips over the box to below the top of the flashing.

    Unless the skylight is submerged :picard: it can't leak.

    Our house has a 3/12 pitch roof so the water and ice shield is being installed over 100% of the roof surface.

    Leaks under the asphalt shingles (3 Tab) or ??? are more common on the low angle roofs, hence the use of the water and ice sheet over it all.

    Windy here, so they went with the architectural shingle to avoid the tabs fluttering and breaking off.

    I am not a skylight fan, but the kitchen would be a dark dungeon without the skylight.

    With the new style unit things should be fine.

    The old one was a plastic bubble with a flange that went under the shingles.

    The water was supposed to flow out a tiny little drain groove, YEAH RIGHT and not leak inside. :picard:

    That's the type we have here also - skylights raised on 2x6 risers, same arrangement w/ construction, Grace on the roof decking and skylight risers (under the flashing).

    JUST AN FYI
    If I was designing a new house there would be NO skylights at all.

    I would go for strategically located dormers with fixed windows in them.

    FAR AND AWAY easier to roof in and around a small dormer without the issue of leaks.

    Really the only thing is the two valleys created, and these are a simple roofing maneuver.

    Buttttttttttttttt, skylights are installed in tons of houses and if done correctly are fine.

    Our house is a mid 90's Fleetwood triple wide that is sitting on a daylight basement. (Major undertaking with lotssa concrete and steel beams/steel posts)

    Fleetwood makes a pretty good shack, with 6 inch outer walls and overall pretty good construction.

    This house has served us well in the past 23 years.

    Some areas that were sketchy.

    They used the original LP siding on the exterior walls. :picard:

    If water gets into it ( Around nails, edges etc) its toast.

    This house has all polybutylene tubing for the fresh water lines with brass fittings and hard copper crimp rings.

    We are on well water so no issues, as any chlorine in the water kills the plastic.

    I have done some remodeling and needed to swap out the water shut offs, which is a PITA with the crimp type fittings.

    Discovered "Sharkbite" fittings that make life real easy.

    To sum up.

    If I were to buy another Manuf home, I would order it without carpet, without cabinets and without window shades etc.

    Then I would have custom cabinets installed and lay down the top end Pergo type flooring.

    I would do the same regime in the bathrooms too.
    Bare floors and no fixtures.

    Top end fixtures and tile floors.


    This said, it was for another reason we bought this place.

    We wanted a large SQ ft home at a really good price. (And quick)
    We needed to have living quarters downstairs as well.

    Sooooooo.
    The house delivered to our site was $65000
    The basement has a 1000 sq ft apartment that's fully self contained with no dependence on the upstairs for anything (Laundry or ??)

    Total for the package complete was $125,000 and some change.

    Even in 1993 that was a screaming deal.


    2400 sqft on the main and 1000 down with the balance down as work shop and storage.

    So I guess a new roof after this many years is no big deal. :yes:
