Yep, east coast summertime humidity is miserable. You don't dare let damp laundry lay in the washer or in a pile; it just stews mildew.

wildwest... My experience (30 years ago) was that when you rent, the landlord is responsible for repairs to appliances, plumbing, etc. Long time ago and I never rented a house, but anything that broke in my apartments was fixed by the owner.

As a landlord for 30 years I never expected tenants to deal with this backups were my problem and generally put them in hotels until repaired
    Health & safety issues

mid I supplied it I had to fix it washer dryer fridge etc Also expected to receive less rent if had to use laundry mat

No lower value property got sec 8 were low income federal government sets rules..
higher value property set rent below (usually $100) market rates and choose best tenant option. In less than 4 unit you get 30 year fixed mortgage only raise rent when tenants move.. 3 families been with me decades.. after Covid single Family houses (SFDs) became unprofitable so those 3 were sold to tenants that lived in them.. being a “unicorn” as you say word spreads you end up with good tenant choices then units..

Guy that taught me in college town painted all his houses odd colors, so word spread that those were good landlords that you wanted..
Ohh and you don’t put sec 8 in higher end properties you keep them separated even though govt thinks it’s a good idea :picard:

We got stuck w plumbing bill at old house, but landlord agency (both houses) have a referral and www met that king old man who cleared the main line
Www rinsed down the poop bb,s that came up. I knocked myself silly the next day on his overflowed toilet closet, ewww, no mop so hands and bony knees. Then his short and kids tub. Thank H od it's over. Close out inspection this morning, I had all appliances etc sparkling, just master closet still had sewer smell
She had a tiny bottle of air freshener, I gave her my bottle from truck and all good, passed, done with that house w alligators, no fence, just didn't click w me even a little bit. :handshake:

. Especially since Yukon AC blow HOT engine air when it feel like it, and when AC is working it only gets cold above 2000 rpms . :picard:

That sounds like a vacuum leak in the heat/AC controls...might be an easy fix. Google it for that vehicle, might be common.
