    Cause I'm the carpenter or will be for the most part. I just need an idea of how much remodeling is cost effective. If a high end buyer is interested, more than likely they'll gut the whole thing and remodel to their liking. No reason to throw my money down the drain. It's basically vacation home city in this county.

    Edit: Plus they're the ones who are gonna sell it, when it comes time. I would like to know what's going to make it easiest. Most carpenters just wanna make their money and get out. They don't care what the end result is as long as they get paid.

    I suppose they would know what sells in your area and might be worth the investment, but that's not usually somethin g realtors focus on. At least not around here. This is a rather high density population area though and combo jobs are few and far in between.

    Add to it this guy sold me the house when he was starting out. Local guy, always been local, parents and grandparents local. He's since built his business and now employes 2 other people. They each have their specialty. So having 4 brains thinking of the best way to sell this thing just makes sense to me. They wanna get the most out of it like I do. Common interest.

    Sunny and 52 now. I think I'm going to take down the chimney and install the basement window it went through this evening. I doubt I'll get to the hole in the roof tonight, but there's no chance of rain until well into next week.

    Probably snow/ice again for the weekend. this has been a regular thing for weekends this winter. Alos, maybe again on Monday - again, another regular thing. The last two winters were easy, so we were due for a harder winter.

    Got the chimney down last night. I built a small footing around where it came through the basement window so I could access the cleanout....got it demo'd this morning. Just need to do the hole in the roof now.

    I don’t even need 70° I would be happy with 47° with out a 30 mph southern breeze; a few weeks at 50 with cool night is in 30s would work with some sunshine… It will come probably by April

    then I will be stuck inside on taxes :headbang::headbang:

    I was all gung-ho to patch the hole in the roof tonight, but it turned out to be one of those things where I had too long to think about it. I end up screwing a stainless steel mixing bowl to the old chimney flashing and rattle canning it to match the roof. It doesn't look terrible and it's on the back side of the house anyway.

    The shingles were just too brittle and I didn't want to open a can of worms if I didn't absolutely have to. If I hate it in a few moths I'll just fix it right.

    Just need to go get some soffit to patch that hole now.

    I spotted one deer in the yard this evening so out I went to throw some corn. That one ran off and I proceeded to shake the bucket of corn with no deer in sight. A couple min pass, probably not 5 and I see the regular three break over the ridge on the north side of the property with their noses in air. They then lightly gallop about 100 yards up to within 40 yards of me. From there they moved much slower but once I started throwing the corn and the kernels rained against the ground, they didn't hesitate much. The one that ran off joined them eventually along with this lone hen.

    Edit: if you look close at the one on the right, you'll be able to see his horns are starting to grow.
