Sounds exactly like my neighbors. Except the guy next door is a scrap hoarder. And cars are down the road up in the woods.
The garage looks great and the speed it was built is amazing! I have a few questions/comments because I am genuinely curious, and currently having a garage built, I’m not trying to criticize. There is no siding or house wrap? The sheathing used is finished on the outside so that it can be painted and will be weatherproof? The battens used to cover up the sheathing seams makes the building very attractive IMO but how windproof is it?How often do you expect to need to repaint? What are your plans for the second floor? With this type of sheathing/construction could you finish the upstairs and have it be suitable for year round living space? Did you choose this type of construction because it is overall less expensive as opposed to traditional sheathing with house wrap and then siding?…more materials cost but less labor due to little exterior finishing?
I'm laughing because even my house has no house wrap. I wouldn't even think about, or expect, wrap and insulation for a garage build. But then again, I wouldn't be using it for anything but vehicles and storage (and it certainly wouldn't have an upper story or possibly be converted to a living space). All legit questions though for the curious - especially for the top floor.
Ill try to answer all of the questions. The sheathing on the outside is called LP Smartside . It comes preprimed for paint. It has a guarantee of 50 years or so, I believe. Whatever it is, I'll be too old or dead and won't be my issue. We did not want siding. It would have killed the idea and look we were going for. Our house is 1840 stone farm house and we wanted something to match the farmhouse feel. We didn't go the pole barn route because I wanted more of a traditional build. Nothing against pole barns. I really like them. We just didn't want a pole barn. Ideally I would of built a post and beam bank barn, but thats way too much $$. The excavating alone would of been crazy expensive. Im not sure how often it will need repainted, but that's a job for my kids. We are planning on finishing the upstairs and will make it a mancave/ hang out area. I'll have electric run, insulate it, will get a mini split for hvac. As far as wind proof, I haven't had the weather to test it. No gap in the sheathing. The battens just cover the seams and then are 16" oc. I'll post some pics from inside. Building a garage with a room above was the more practical and probably fastest way of gaining more space and another room. The red tape and BS. for us to build an addition is for the birds. No siding, unless it would have been the LP lap siding. But I wanted board and batten. When looking at other garages/ barns pics everyone I liked was board and batten. Also white. (I must be boring).Im not sure what the cost difference is between this build and one with sheathing, house wrap and siding or a pole barn. Forgot to add they do use Smartside for homes. Impressive garage. They did some quality work. As to wrapping.. I did have wrap added for the polebarn as the metal can condense water, and I don't want it "raining" inside. I don't think you should have that concern. Planning to insulate? Or just the man cave portion?
