    I just now noticed that even the water boiler is in the kitchen all exposed.

    I'm figuring, it was built before indoor plumbing really existed, someone on a limited budget worked it in at a later time, and no one's really touched it since. It's a time capsule.

    In the mid-1940s they built houses for returning service men from WWll and they built them quick and made them inexpensive. The boiler was installed in the kitchen. It was oil fired for heat and hot water. It was only about three feet tall built into what looked like an island. The exhaust went up an adjoining chimney that also housed a two sided fireplace. My brother in law bought a house like that back in the 70s, but has since remodeled and put the boiler in the garage.

    Proper thing. I'd definitely want the boiler moved or a closet built around it, the washer and dryer I could deal with.

    I showed mom the house and she figured there must be something wrong with it for the price. The ad doesn't state any actual problems (nor proclaim "as is, Where is" or anything to hint towards it, but the shingles do look like they could use replacement before too long. It does have a newer upgraded breaker panel. Doesn't explicitly state the wiring was replaced, so that and the plumbing lines may warrant consideration.

    Realistically, anyone who buys the house, as soon as they can afford to, is going to put in all new windows, siding, and basically every interior finish material. I'm sure the seller knows that.
    This flooring in the living room is about the only thing I'd leave as is. A couple rooms just need a coat of paint. Nearly everything else in the house looks like grandma's house that hasn't been touched in 40 or 50 years. It's actually really cute and charming to look at for that reason, but that'd wear off quick enough if I actually had to live there. First old house I've found for sale in a long time that was this....."unmolested". I found one not too long ago that was similar, but it didn't look.. "old" like this one does. They wanted about 43K more too. But it was in a much better area as well.

    What size is the lot it's on and is it city sewer/tap/LNG?

    Doesn't state any of that actually. It's in a hub town, population 6,000, given the age of the place it could go either way as to public water and sewer or not. We don't have natural gas anywhere here.

    Here's a couple pictures of the property outside, looks like it might be L shaped. Not a massive lot, but far from tiny.

    hmm. Never thought on that before. A lot of them dont, especially older houses, but then some do. My uncle has a nice one, and uses it for a party shed :headbang:. Concrete floor and all.

    I dreamt last night that I had countless hamsters, they were all out of control, running all over the house, couldn't keep track of them...

    then I woke up to a real life dream. A huge, unscheduled drop in the price of gasoline.

    99 Sonoma, 4.3, only 92K miles, rust free from Idaho. I'd take this truck in a heartbeat.
