D prob has it in his plans... but was wondering if a super well insulated inside wall, separating your home from the business, might be planned to reduce shop noise? When I think of all of the wild wind & weather you guys have dealt with out of town... this ought to blow your minds. Hope you get lots of pics. Exciting stuff... :rootintootin:

    Third and final reading tonight. WWW is exhausted from work and all kiddo's late nights the last week, he stays in his shop to let her do her thing. So, he's not going tonight. I've been watching on my computer but putting it on the tv tonight so we can all hear. I've not seen floor plans though?

    Hard part will be finding $$ for plumbing and electric lol, which is the first step. Floor plans still not done, something about the firewall.

    Firewall is needed between commercial and residential wall generally 1 hour burn time
    Accomplished usually by double sheets of drywall without overlapping joints

    does it need to be master plumber & electrician?

    He has extra Densdeck, hopefully that will save a few dollars on the firewall. I don't know if we need a Master plumber and electrician? Why would we, for insurance, or ?

    Some city requires for permits and inspection or for certificate of occupancy.. depends on town state regulations

    Oh boy, yep, we've lived in the county since 1993. First time back in a city since 32 years lol. Fortunately he's quite friendly with the department that issues permits for his jobs. Actually that is how this was passed, others in the past wanted to do similar things and were turned down, so he approached the Building/Planning commission first and they came up with this amendment :) Though he/we can do simple plumbing/electric repairs/additions those codes and expertice is needed from a professional.

    Yes do not take my comments wrong, I am very happy that you are moving to home with water pressure!!
    I have built too long; permits are PITA it’s understandable moving into a zoning area where police fire are not in appropriate response times..
    IF they require sprinklers let me know..
