    If using the existing layout and no big repairs are needed then it seems they are screwing you on labor with that quote. Hell, they could at least buy you dinner first

    I like the idea of a cold start system, not paying to keep the water heated in case I need it. What little research I did last night indicates there are issues with a cold start in some boilers but Biasi claims they avoid the issues by purging the burner prior to ignition. Or something like that.

    I am not sure about it, but the guy who put my new furnace in now works for them and does calls.

    My understand is Buderus make a boiler that is very similar to this one that are popular in the Portland area, mainly because of name recognition

    I am wooped! yesterday and today painting - on roller duty. townhouse condo, two bedrooms and a bath up, LR 1/2 bath and eat in kitchen down. Kathryn was on the cut-in patrol. I have a cut-in brush given to me by a good friend prolly 40 years ago, a professional painter. He's long gone now, but i thought about him a few times today, and all he taught me about painting. First time for Kathryn with this brush and she liked it - a lot!

    Kathryn is now onto painting the white trim/door casings/ doors, etc. I still need to replace the decking and install the two replacement doors, due in Tuesday. I'll do the deck on Saturday. We should be substantially complete by days end. Carpet Thursday next week and then ready to rent again.

    good thing the weather broke and gave us a good day today. yesterday was awful!

    Good sleeping weather last night. Air is really good this morning. Really hate seeing summer pass. I haven't gone or done much at all, but that is my own fault.
    Trying to get my BP down again. Running out of medication options. About maxed out on what I can take.

    Larry a lot of beta blockers are better in more than two doses a day as they have short bio half lives. I don't have the other medical issues you have but my beta blocker has an effective half life of 3 hours now it was 9 hours at first. The body's systems are now working better. I haven't gone to the extended release version because it would be too much at this time.

    I feel OLD today. Kathryn texted me with the news that we received my FIRST SS deposit. I cannot believe how time has flown from my first full time job in 1973! 44 years!

    artc, my current goal is to recover what I and my employers have paid in to the feds since 1968. Still need a few more years of collecting.
