    Got back after the deck project yesterday (interrupted by the eclipse) and got as bunch done.

    Got the old rotted beam out and the new one installed.

    What a pain.

    Nearly ready to finish installing the new deck treads now.

    Next spring I am going to replace the remainder of the beams on that side as they are not in stellar shape.

    Next season it's gonna be time to redo the railing cap boards and most of, if not all of the railing upright 4x4 posts.

    Some of the steel brackets that were sunk into the concrete piers have rusted badly and to the point that they need to be replaced...
    Think I will fabricate custom brackets and bolt them to the piers after removing the old ones.

    The existing brackets had the bent feet that go in the concrete and will have to be cut off with a grinder. Arrrrrrrgh

    I guess 24 years was a good run. ?????/

    I would hate to pay a contractor to come in and do this :hair:
    Luckily the work can be done in stages and not have to be all at once

    one of my rental units became empty and was supposed to be 'clean', not! so, Kathryn and i have been cleaning and painting the unit. the carpet was not new, and i figured it was on its last go, so that got ripped out. broken doors, walls with holes, grease from the gas grill dripping on the deck and the patio below...you get the picture.

    at least i got a security deposit. painted evertything except the kitchen and 1/2 bath. we'll do that tomorrow. have to replace two doors and casings, and the decking boards.

    such is the life of the landlord!

    oh, i think i'll get my FIRST SOCIAL SECURITY check this week! WOOOHOOO, finally the gov'ment is gonna pay me back!!!:thumbs::thumbs::thumbs::thumbs::thumbs::thumbs:

    I had the local heating oil company in today to give me a quote on a new boiler. The unit he quoted is the Biasi B-10-4 cold start boiler. It only holds 4.5 gal. of water and reaches 180* in 20 seconds. The boiler, 5 circulating valves and 5 new thermostats and other assorted items to bring everything up to code was quoted for $7600 and change.:jaw::makeitrain"If I want to add the hot water option for domestic hot water, it's another $1600 and change.:makeitrain":makeitrain"That's with a discount because 2 of my grandkids go to daycare with his son and kind of look out for him and I'm so close to his shop. This is all on top of the $1500 and change I spent to line my chimney. I actually like the unit and would like to have it. It's rated at 86% efficiency and I like the idea of cold start. This company is known for being high priced. I can buy this boiler online for $2000. Hopefully the rest of the quotes I get are more reasonable.

    Why, oh why do people feel free to tear up other people's property and just leave it? I never understood that. Sure, there were mishaps when we were renting, but we fixed all of them. Left one "this-side-of-slum" 6-plex apartment in better shape than we moved in to; created flower garden in front and along side, painted kitchen and stairway, put in kitchen cabinets (landlord reimbursed cost of cabinets) and tore up the old carpet and rejuvenated the hardwood floors underneath.

    I have heard of Biasai and wondered how expensive they might be. Looks like labor is the big chunk here but maybe it is because of extensive pipe work that needs to be done? Someone I work wsith just had a new propane system installed that took 3 full days to complete due to the changer in pipe layout and other repairs.

    Are you set on a cold start system and have they proved themselves yet?

    X2 on Fielding. The limited experience I have had with them has been positive. We used them when I worked oin Scarboro and my honey has used them in Kittery. Unfortunately they stop service 5 miles from my house or I would be using them here.
